LR Contracting Company ranked third-largest contractor in Chicago

Firm closes year with more than $296 million based on the value of work permitted

CHICAGO (March 14, 2025) — Related Midwest today announced its contracting arm, Chicago-based LR Contracting Company, ranked third among Chicago contractors in 2024, with over $296 million in contracts, according to a list published by The Real Deal. Additionally, the firm secured the city’s second-largest building permit in 2024: a $291 million permit for 400 Lake Shore, Related’s two-tower residential development in Streeterville.

400 Lake Shore, which broke ground in June 2024, will bring luxury and affordable living options to the last undeveloped waterfront parcel where Lake Michigan meets the Chicago River. LR Contracting Company is co-building phase one with longtime partner BOWA Construction.

Founded nearly 40 years ago by Don Biernacki, president of LR Contracting and executive vice president of construction at Related Midwest, the general contracting firm provides comprehensive construction, design and project management services. LR Contracting has completed projects ranging from luxury multifamily developments to affordable housing, delivering over 7,100 units across 20 projects in nine U.S. cities.

“Being ranked among the top contractors in Chicago reflects our team’s dedication to delivering exceptional projects and exceeding client expectations,” said Biernacki. “We are proud to have secured significant developments like 400 Lake Shore and remain focused on setting new industry standards for safety, innovation and sustainability while ensuring every project we undertake contributes positively to the community.”

In addition to 400 Lake Shore in Chicago, LR Contracting’s experienced team is currently working on developments across Illinois, Nevada and Michigan. Notable endeavors include the design and construction of the 85,000-square-foot Project H.O.O.D. Opportunity Center, a first-of-its-kind community center for residents in Chicago’s Woodlawn neighborhood; and the rehabilitation of several affordable housing communities, including Willa Rawls Manor in Chicago’s Bronzeville neighborhood, The Villager and Briarwood West apartments in Crystal Lake, Ill., and Carville Park Apartments in Reno, N.V.
