Opening 2025, The 78 will be home to the the Discovery Partners Institute, an innovation hub that empowers people to jump start their tech careers or companies in Chicago. Led by the University of Illinois System in partnership with local and global research universities, it does two things: tech talent development and applied R&D.

The 78 will bring the best of 24/7 living to one location, featuring nearly 13 million square feet of dynamic office space, residential, experiential retail, local shops, hospitality, seasonal markets, fine dining, cafes, bars and live music venues, as well as cultural, recreational, event and educational space.

More than 40% of the acreage at The 78 is green or public open space. Residents, workers and visitors will enjoy a 7-acre Crescent Park and a half-mile, 100 ft. wide riverfront promenade that will connect to the existing Chicago Riverwalk and Ping Tom Park to the south.

The 78

The 78 is the largest and most ambitious real estate development in Chicago history, transforming 62 acres of undeveloped riverfront land into downtown's most vibrant mixed-use community.

725 W. Randolph

Situated at the gateway of the West Loop in a walk-to-work location, 725 W. Randolph will feature luxury rental apartments, an Equinox Hotel and fitness club, and office tower featuring sweeping views of the city skyline.

Roosevelt Square

Roosevelt Square is a multi-phase, mixed-income development that will ultimately bring residences, retail and green and open space to Chicago's Near West Side.

A new center for innovation

The 78: home of the Discovery Partners Institute

The Discovery Partners Institute is a new purpose-driven interdisciplinary research institute led by the University of Illinois System that will educate a 21st century workforce through deep integration with industry partners. The 78, the DPI will be the new center for innovation and entrepreneurship in Chicago.
