One of the largest and most ambitious real estate developments in Chicago’s history, The 78 will transform 62 acres of undeveloped riverfront land into downtown's most vibrant mixed-use community. Drawing its name from Related Midwest’s vision of creating Chicago’s 78th neighborhood, the walkable, pedestrian-oriented campus will create a dynamic, 24/7 district with new residential and commercial buildings, a half-mile riverwalk, and a network of interconnected community spaces that support year-round programming.

Located on the northern end of The 78, Phase 1 will be anchored by a 22,000-seat soccer-specific stadium for the Chicago Fire FC. Designed by Gensler in the “Chicago School” of architecture, the $650 million stadium will be privately financed by the club’s owner and chairman, Joe Mansueto. In addition to Fire matches, the open-air venue is designed to host a variety of other special events and functions, such as international soccer matches, rugby matches, festivals, live performances, fundraisers and charity events, trade shows, corporate events, and community events.

Phase 1 will also add the potential for residential and hotel components, restaurants, storefronts and a range of complementary spaces that engage the river and serve as a vibrant extension of the fan experience. They include public parks, plazas and play areas, forming a network of distinct districts that will be expanded through subsequent phases of development.

In addition to the new riverfront promenade, The 78 will enhance connectivity between downtown Chicago and the city's South Side through multiple infrastructure improvements, knitting together the South Loop with the adjacent neighborhoods of Chinatown, Bronzeville and Pilsen.
