Related Midwest Begins Leasing For North Tower At 400 Lake Shore Drive Along Downtown Chicago Lakefront

CHICAGO (Aug. 4, 2026) — Related Midwest today announced the start of leasing for the North Tower of 400 Lake Shore Drive, the 72-story residential tower in Chicago’s Streeterville neighborhood. Once complete in March 2027, the 857-foot high-rise will deliver 635 rental apartments to one of the city's most prominent waterfront sites.

400 Lake Shore Drive’s North Tower comprises two distinct rental offerings: The Collection, spanning floors three through 43, and The Residences, occupying floors 46 through 70. Each will feature its own dedicated lobby entrance and design aesthetic while sharing access to more than 30,000 square feet of amenities, including the city’s highest full-floor fitness center in a residential building. The Collection will include 520 residences ranging from 520 to 1,240 square feet, in a mix of studio, convertible, one- and two-bedroom plans. The Residences will include 115 one- to four-bedroom residences ranging from 1,010 to 3,740 square feet. 

Building interiors were created by March and White Design [mawd.co] (MAWD), incorporating refined modernism rooted in Chicago’s architectural legacy. Luxury is expressed through material quality, craftsmanship and detail resolution, particularly in spaces like kitchens and baths.

All apartments at 400 Lake Shore Drive include wide-plank flooring that runs throughout, including bedrooms, living and dining areas; floor-to-ceiling bay windows that frame views of Lake Michigan, the Chicago River or the city skyline; kitchens outfitted with quartz countertops, full-height backsplashes and custom dual-toned Italian cabinetry by Concerto; professional-grade Bosch appliances finished with custom paneling, including a refrigerator with a freezer drawer, dishwasher, five-burner induction cooktop, convection oven and built-in microwave; in-unit Bosch laundry; Ecobee smart thermostats; custom-designed vanities and lighting; Kohler and Kallista fixtures; recessed mirrored medicine cabinets in the baths; and closets with built-in organization systems.

The Residences 

The Residences at 400 Lake Shore Drive feature 10-plus-foot ceilings, full-height Porcelanosa backsplashes in the kitchen and Italian cabinetry. Primary baths feature dual-toned marble flooring and porcelain-paneled showers. Some three-bedroom residences offer five-fixture primary baths with a separate tub and shower. Also available in select three-bedroom plans is an upgraded appliance package with a Bosch speed oven and integrated wine cooler. Select residences also offer private terraces that extend the living space outdoors.

A selection of three- to four-bedroom penthouses within The Residences offer further upgrades, including professional-grade Thermador appliances. The upgrades include a convection wall oven, speed oven, induction cooktop, wine cooler, paneled refrigerator and dishwasher. Five-fixture primary baths feature a freestanding tub and under-floor heating, while secondary baths include porcelain tile flooring. These homes also include electric shade controls.

The 400 Club

All residents at 400 Lake Shore Drive have access to the 400 Club, more than 30,000 square feet of amenities designed for work, gathering, entertaining and well-being. 

A waterfront pool deck along the Ogden Slip anchors the Terrace Garden, and an adjacent amenity deck featuring outdoor kitchens, seating areas, fire pits and landscaping. On the second floor, the Horizon Lounge offers social seating with views of the Ogden Slip, a piano and richly upholstered furniture, while the DuSable Library provides private study and meeting rooms alongside open seating areas. The Lake Shore Club Room, also on the second floor, is a reservable entertainment suite with a catering kitchen.

On the 45th floor, the Solarium offers a sun lounge and outdoor deck with sweeping western-facing views. Sky Fitness, also on level 45, is the highest full-floor residential fitness center in the city, complete with training, cardio and strength areas; studio space for yoga, barre and stretching; and a sauna.

Additional amenities include an outdoor dog run and indoor pet grooming spa, bicycle storage, overnight guest suites and resident storage lockers. At ground level, Hexe Coffee Co., a cafe and coffee shop located at 458 E. North Water St., anchors the development's retail presence along the river. A rear patio will allow patrons to enjoy views of the Ogden Slip. Additionally, the building’s location within Streeterville places residents steps from numerous dining, entertainment, retail and service offerings, as well as multiple transit options. 

400 Lake Shore Drive was designed by David Childs and the Chicago office of Skidmore, Owings & Merrill (SOM). The full plan calls for two high-rises, beginning with the North Tower. Both towers feature distinctive waterfall profiles, with outdoor terraces defining a series of setbacks. Set at an angle to each other, they preserve sightlines for residents while forming a dynamic new gateway to the city. Their exteriors draw on Chicago's architectural heritage, including a reimagined Chicago bay window and metal detailing that evokes the rippling surface of Lake Michigan. The North Tower is co-built by LR Contracting and BOWA Construction.
