Related Midwest Unveils The Grant

Condo high rise offers Related’s best-in-class residential experience in the South Loop

(CHICAGO) July 9, 2013 – Adding to its legacy of creating iconic luxury residential buildings in Chicago, developer Related Midwest announces the unveiling of its full redesign and reimagining of The Grant, a 54-story condominium tower that is the marquee property of the South Loop Luxury by Related collection.

Located at 1201 South Prairie Avenue and named for its proximity to Grant Park, The Grant is one of three previously stalled South Loop towers taken over by Related Midwest last year and relaunched this spring as the South Loop Luxury by Related collection. Related has completely re-envisioned The Grant, giving it a sophisticated new design throughout its residences and common areas, and adding an extensive suite of amenities and services.

“When we took over this property, it already had so much to offer in the way of great design bones, absolutely breathtaking views, and an incredible address bordering one of Chicago’s best known public spaces and directly across the park from Related’s award-winning development, 340 on the Park,” said Curt Bailey, president of Related Midwest. “We had a truly unique opportunity to infuse the building with our own brand of amenities, finishes and service. From the fine art we selected for the common areas to the beautiful materials in each residence, we’ve created the first-class residential experience Related is known for.”

Bailey added that Related Midwest has already experienced strong interest in The Grant since sales launched across the South Loop Luxury collection in February, with 80 homes sold in the building to date. “We expect that interest to skyrocket now that buyers can experience firsthand our vision for this property as one of Chicago’s preeminent luxury residential buildings,” he said.

Related Midwest teamed with Simeone Deary Design Group, known for a distinctive artistic perspective, to completely redesign the building’s common areas and amenity spaces, as well as craft six model residences showcasing the rich suite of interior finishes available in Related’s Signature residences.

“The breadth of price points, square footage and floor plan design across this building makes it a wonderful choice for anyone looking for the ultimate luxury lifestyle in downtown Chicago,” said Bailey. “Whether it’s a family looking to make this their primary urban residence or a retiree who wants to enjoy the best the city has to offer, The Grant has the home to suit their needs. And the wonderful models we’ve created really bring those options to life.”

Related also appeals to a range of buyers through the carefully selected suite of lifestyle amenities it has crafted for the building. Residents of The Grant will have access to a Related Personal Assistant available to handle everything from move-in coordination to concierge-style services, which Bailey noted is especially appealing to busy professionals or out-of-town buyers who use The Grant as their Chicago base. Additionally, the building features a children’s playroom that is the first of its kind in downtown Chicago residential buildings.

“Playrooms have been an incredibly popular building amenity for Related in New York, and we’re excited to introduce the concept here,” said Bailey. “Anyone from families who opt to continue living downtown to grandparents who keep a pied-a-terre in the building will love this feature.”

Other amenities include a fully equipped fitness center with indoor pool, hot tub and his and hers locker rooms; a screening room and lounge with projection screen; a professionally-equipped bike maintenance and storage room; and a pet grooming area and outdoor dog park. The building’s amenity level also includes an expansive landscaped sun deck with a grilling area, which is adjacent to a reserveable entertainment suite with catering kitchen.

Residences at The Grant range from 1,207 to 3,000 square feet and feature two to three bedrooms, two to three baths, private balconies, nine-foot ceilings, and panoramic views of Lake Michigan, the Chicago skyline, Grant Park and Soldier Field through expanses of floor-to-ceiling windows.

“What makes the views at The Grant so stunning is not just the open space around the building, but the variety of its surroundings,” said Bailey. “The building has a view for everyone, whether you prefer to look out across the park, take in peaceful vistas of the lake, enjoy the activity around Soldier Field on game day, or soak up the energy of the city grid.”

Related has created a refined and modern package of interior finishes for its Signature Residences, which includes wide-plank Balterio walnut flooring throughout the home; a top-of-the-line chef’s kitchen with quartz countertops, marble mosaic backsplash, custom Snaidero cabinetry, and professional Wolf, Bosch and Sub-Zero appliances; and an elegant master bath with natural stone flooring and surround, custom Snaidero vanity with quartz countertop, and Kohler whirlpool tub and separate oversized shower, per plan. Buyers can also select from available Classic Residences, which feature modern luxury finishes such as granite countertops and backsplashes, professional GE stainless steel appliances, and spa-inspired master baths.

Residences at The Grant are priced from the $300,000s to over $2 million.

To assist in the home buying process and a seamless closing, Related Midwest has partnered with Wintrust Mortgage, which has pre-qualified the South Loop Luxury by Related buildings and is offering competitive end-loans for purchasers.
