Related Midwest was engaged by the Japanese American Service Committee Housing Corporation (JASCHC) to undertake a comprehensive recapitalization and redevelopment of Heiwa Terrace, a 204-unit senior affordable housing building on Chicago’s Northside. Related undertook the entire suite of development services, including the structuring and securing of debt and equity, managing the architect and other consultants, overseeing construction, and legal. LR Contracting acted as general contractor. In this role, LRC provided a year’s worth of preconstruction services, including pricing and scope development and then undertook the complete renovation of the property. The scope of work for this tenant-in-place rehabilitation includes a complete reorganization of the common areas, a new cladding system (including a new window wall), new hydronic heating and cooling, new roofs and a total modernization of the apartments.
