Renovating affordable housing does more than improve aesthetics—it enhances quality of life for residents while ensuring the long-term viability of their homes.
Demonstrating our commitment to preserving and expanding housing for those most in need, Related Midwest recently completed a $6.8 million renovation of Round Barn Manor, a 156-residence affordable community for seniors in Champaign, Ill. Finished in September, the project was part of a $38.2 million recapitalization executed in conjunction with Related Affordable.
The renovation focused on improving both individual units and common areas, ensuring that Round Barn Manor can continue to serve the Champaign community for years to come. Key improvements included new appliances and flooring in apartment kitchens and baths, along with the replacement of all major building systems.
To foster community cohesion, we prioritized enhancements to property amenities and support for on-site resident service coordinators who organize community activities. Indoor amenities now include a fitness center with cardio and weight equipment, computer lab, multiuse community room with kitchen, three-story atrium, resident lounge and activity room. Outdoor features include a gazebo and recreation deck with grilling stations.
Beyond these upgrades, the renovation incorporated significant sustainability improvements, including the installation of 261 LED light fixtures and a ground-mounted solar array on an adjacent lawn. Round Barn Manor received funding through the first round of Green and Resilient Retrofit Program (GRRP) grants, made possible by the Inflation Reduction Act of 2022. These grants increase access to healthy, energy-efficient and resilient housing for low-income individuals and families. Partnering with Rethink Electric, we installed a 186-module, 100.4kW fixed-tilt solar array projected to generate 126.8MWh annually, enough to power approximately 12 American homes for one year.
