Related Midwest Celebrates Grand Opening of Condominiums at One Bennett Park, Chicago’s First Tower Designed by Robert A.M. Stern Architects

Related Midwest, the Chicago office of Related Companies, yesterday celebrated the grand opening of the condominiums at One Bennett Park, the developer’s 70-story residential tower in Chicago’s Streeterville neighborhood — and the city’s first high-rise designed by Robert A.M. Stern Architects (RAMSA). The local architect of record for the tower is GREC Architects. Related Midwest also unveiled One Bennett Park’s owner-exclusive amenities; a condominium model home by Bruce Fox Design; its on-site sales center; and the completed condominium lobby, designed by RAMSA, which showcases works by renowned artists Tomás Saraceno and Pae White.

“Our vision for One Bennett Park was to deliver a new class of vertical homes for discerning buyers seeking sophisticated architecture, extraordinary service, privacy and community for themselves and their families,” said Curt Bailey, president of Related Midwest. “Working in partnership with RAMSA, which created the classically inspired exterior and interiors of the tower, we’re showcasing a world-class boutique condominium experience in the city’s quintessential downtown neighborhood. With unparalleled design, Lake Michigan and skyline views, five-star amenities, and abundant green space, One Bennett Park sets the bar for downtown luxury living.”

One Bennett Park includes 69 condominiums, located on floors 41 through 66, and 279 apartments on floors four through 39. Priced from $2 million, the tower‘s condominiums feature two-, three- and four-bedroom plans ranging in size from 1,737 to 8,431 square feet.

The condominiums include 10- to 13-foot ceilings, oversized windows, RAMSA custom-designed millwork and fixtures, and rift- and quarter-sawn white-oak hardwood wide-plank flooring. Kitchens feature RAMSA-designed custom cabinetry; Perla Venato stone countertops and backsplashes; built-in, custom-paneled Sub-Zero refrigerators and freezers; built-in Sub-Zero wine storage; and Wolf and Asko stainless steel appliances, including custom-paneled dishwashers. Master baths include RAMSA custom-designed double vanities, Statuario white marble countertops and floors, mosaic-tiled showers with radiant floor heating, and freestanding soaking tubs, per plan.

Prospective buyers can experience the condominiums by visiting a model home decorated by interior designer Bruce Fox of Chicago-based Bruce Fox Design.

“When designing an interior, I look to the architecture first to determine the design,” says Bruce Fox, founder and president of Bruce Fox Design. “At One Bennett Park, the RAMSA-designed tile flooring in the building’s lobby evokes the style of architect David Adler, who often collaborated with his sister, Frances Elkins, an interior designer known for creating artistic tension by mixing modern and traditional styles. We drew inspiration from Elkins’s aesthetic to design a residence with an eclectic style that would resonate with a well-traveled family and complement the home’s extraordinary views and elegant architecture, incorporating found objects and art, custom furniture, bold colors and patterns, and rich textures that deliver warmth and a distinct personality.”

The residential experience at One Bennett Park is enhanced by the building’s extensive indoor amenities, many of which are located on the third and fourth floors. These include club-level fitness and wellness facilities with functional performance and training studios, a 60-foot indoor pool, and premier equipment selected by fitness expert Jay Wright of New York-based The Wright Fit. Other indoor amenities include a children’s play suite with prep kitchen; a tween room with billiards, gaming, and televisions; a lounge area with fireplace; and an entertainment suite with direct access to the 10,000-square-foot recreational deck. The landscaped deck, overlooking Bennett Park, features a limestone loggia, pool, fire pit lounges and outdoor kitchens by Sub-Zero and Wolf.

Condominium owners also enjoy access to their own suite of amenities on the 41st floor, including an entertainment lounge with fireplace and adjacent grand terrace overlooking Lake Michigan; billiards; dining room and catering kitchen; and cordial lounge with bar and wood-paneled lockers for storing spirits. On the third floor, a reservable spa suite with massage therapy room, salon for hair and nail services, and additional fitness and wellness space are available for exclusive use by owners.

One Bennett Park’s common space and amenity interiors echo the details of the classically styled limestone and masonry exterior with ornamental metalwork, Art Deco-inspired patterns and an array of natural materials. The two-story condominium lobby – separate from the apartment entrance – showcases museum-quality art, including a suspended “floating” sculpture by Calder prize-winning artist Tomás Saraceno. Titled “Stillness in Motion – 7 Airborne Self Assemblies,” the multi-dimensional, reflective sculpture was commissioned for One Bennett Park and is the first permanent installation by Saraceno in Chicago. The lobby also features a vibrant, oversized tapestry, echoing the hand embroidery of Belgian weavers, created by L.A.-based mixed-media artist Pae White.

Decorative, oil-rubbed bronze doors, custom designed by RAMSA, connect the condominium lobby to a covered limestone motor court, accessible from Grand Avenue and reserved for owners. In addition to facilitating off-street drop-offs and pick-ups, the motor court offers complimentary valet garage parking that is accessible to residents 24 hours a day. The apartments feature a separate porte-cochère and lobby off of Peshtigo Court.

One Bennett Park is anchored by the adjacent Bennett Park – a 1.7-acre landscaped green space by Michael Van Valkenburgh Associates, the firm behind Maggie Daley Park and The 606 in Chicago, and Brooklyn Bridge Park in New York City. Opening this summer to the public, Bennett Park will include an inspired children’s playground, two dog runs, a central lawn bowl for gathering, quiet shade grove and meandering pathways. Residents will have 24-hour access to Bennett Park.

RAMSA’s portfolio of residential buildings combines its roots in the design of private residences with a commitment to urban placemaking, aligning itself with Related’s commitment to setting the bar for excellence in the luxury market. While One Bennett Park is RAMSA’s first residential tower in Chicago, the firm has completed 10 projects with Related – most recently 70 Vestry in New York City’s Tribeca. RAMSA’s founder, Robert A.M. Stern, is a AD 100 Hall of Fame recipient and was honored last year with an Award for Architectural Excellence from the Society of Architectural Historians.

One Bennett Park’s on-site team includes a 24-hour staff with concierge, doormen, on-site porters, property managers and building engineers. Programming will include fitness and wellness offerings exclusively tailored to One Bennett Park residents.

“The condominiums at One Bennett Park have been designed as heirloom residences, featuring gracious layouts, timeless finishes, meticulous craftsmanship and oversized windows that let sunshine pour into the homes,” said Bailey. “Paired with a commitment to best-in-class amenities, white-glove services and a globally sourced art collection, these are homes designed to be passed down from generation to generation.”
